If you request repairs, you can count on them to show up every appointment, work through the 27-point maintenance task list (see below) and handle your other small requests. 

The 27-Point Maintenance Checklist

Safety Maintenance Tasks

  1. Inspect fire extinguishers (twice per year)

  2. Smoke detectors - inspection, testing, and battery replacement (up to 8) (twice per year) (*materials charge)

  3. Carbon monoxide detectors – inspection, testing, and battery replacement (up to 4) (twice per year) (*materials charge)

  4. Clean/Replace kitchen downdraft filter (Once Per Year) (*materials Charge)

  5. Exercise electrical breakers (Once per year)

  6. Inspect Electric panel labels, relabel as needed (Once Per Year)

  7. Test GFCI outlets (twice per year)

  8. Inspect stairs/railings (twice per year)

  9. Standard Light bulb replacement – (up to 3/yr.)

 

Health & Energy Efficiency Tasks

  1. A/C – Heater filter change (1 Filter Each Visit)

  2. Refrigerator/freezer coil & condenser cleaning (two units, once per year)

  3. Inspect/replace door weather stripping (once per year) (*materials charge)

  4. Inspect toilets for proper operation (twice per year)

 

Preventative Maintenance Tasks

  1. Clean sink P-traps (Up to 4) (Once per year)

  2. Garage door inspection/lubrication (up to two doors) (once per year)

  3. Door’s /window’s leak check (once per year)

  4. Tubs, Showers, Toilet, Counters /caulk inspection (once per year)

  5. Lubricate and adjust all accessible doors & windows (once per year)

  6. Clean faucet aerators (once per year)

  7. Exercise plumbing shutoff valves (once per year)

  8. Inspect/adjust kitchen/bathroom cabinet hardware (once per year)

  9. Tighten bathroom accessories (once per year)

  10. Inspect refrigerator hoses (icemaker) (once per year)

  11. Inspect washing machine hoses (once per year)

  12. Inspect dishwasher hoses (once per year)

  13. Clean dishwasher filter (one unit) (Once per year)

  14. Winterize/un-winterize hose bibs
